Sample Purchase and Sale Agreement (US)
Parties:
Seller: John Doe
Address: 123 Maple Avenue, Springfield, IL 62704
Buyer: Jane Smith

Property Description:
The property to be sold is located at 789 Oak Drive, Springfield, IL 62706, including all fixtures and associated rights, as detailed in the attached exhibit.
Purchase Price and Payment Terms:
The total purchase price shall be $250,000, payable as follows: earnest money of $5,000 upon signing this agreement, with the balance of $245,000 due at closing.
Contingencies:
This agreement is contingent upon the Buyer obtaining financing approval and satisfactory inspection results within 15 days of execution.
Closing:
Closing shall occur no later than 30 days from the effective date of this agreement, at a mutually agreed-upon escrow company.
Parties’ Responsibilities:
The Seller shall deliver marketable title and necessary documents, and the Buyer shall provide the required funds and cooperate with closing procedures.
