Sample US Easement Agreement
Parties Involved:
Grantor: John Doe
Address: 123 Maple Avenue, Springfield, IL 62704
Grantee: ABC Utilities Inc.
Address: 456 Oak Street, Springfield, IL 62705
Property Description:
The property subject to this easement is located at 789 Pine Road, Springfield, IL 62706, and is further described in Exhibit A attached hereto.
Easement Terms:
The Grantor hereby grants to the Grantee a non-exclusive easement for ingress and egress across the designated portion of the Grantor’s property, as described herein and in Exhibit A, to be used for utility or access purposes.
Responsibilities of the Parties:
The Grantee shall be responsible for maintaining the easement area and shall ensure its use does not unreasonably interfere with the Grantor’s use of the property. The Grantor retains all other rights not expressly granted herein.
Governing Law:
This agreement shall be governed by the laws of the State of Illinois. Any disputes shall be resolved in the courts of Sangamon County.
Additional Provisions:
- The easement shall be perpetual unless terminated by mutual agreement.
- Any alterations to the easement area must be approved in writing by both parties.
- The Grantor retains the right to use the easement area in a manner that does not interfere with the Grantee’s rights herein.
